Affiliate Mortgage Services (AMS) is a mortgage loan servicer that provides financial services to Habitat for Humanity affiliates and other select lenders of high-touch mortgages. It was established in 2008 by a Habitat for Humanity State Support Organization to originate and service mortgage loans for Habitat affiliates. AMS manages more than 10,000 mortgages for over 225 affiliates across 25 states and offers to extend its service area to lenders in states it does not yet cover.

Habitat affiliates are typically local nonprofits whose main work is building homes, so carrying a portfolio of long-term mortgages brings administrative and regulatory work that sits outside that core mission. The company takes on the administrative and customer service side of these loans so that affiliates can concentrate on building and transforming homes for qualified families. Its services cover mortgage payment processing, payment of escrow items such as taxes and insurance, annual escrow analysis, credit bureau reporting, monthly portfolio reports and delinquency management calls. An online Portfolio Dashboard lets clients track collection and payment trends and check their portfolio status at any hour. Beyond servicing, AMS helps affiliates and other lenders of such loans comply with mortgage lending licensing laws.

Habitat homeowners are usually first-time buyers on limited incomes, so their loans tend to need more hands-on borrower support than a conventional mortgage. AMS customer service representatives work with homeowners individually, guiding them through the complexities of owning a home. When borrowers fall behind on payments, the company's delinquency management covers repayment plans, forbearance applications, lender-approved loan modifications and foreclosure monitoring. Recovering missed payments helps families avoid foreclosure and protects affiliates from negative escrow balances that would otherwise reduce their monthly remittances.
